The Brief
With a large family, our client required a home that could comfortably accommodate everyone while also serving as a strategic stepping stone for future growth. The brief was geographically flexible but financially disciplined. The budget was fixed, requiring careful selection rather than emotional decision-making. The home needed to provide four to five bedrooms or genuine scope to create the additional accommodation, ensuring it could comfortably support their family. Importantly, this was not purely a lifestyle purchase. The client was equally focused on strategy. They wanted a property that could be enhanced over time, adding meaningful value before ultimately moving on to the next project. Every opportunity therefore needed to satisfy both immediate liveability and long-term upside.
The Strategy
Our role was to bring clarity and discipline to the search, ensuring every opportunity was assessed against both immediate needs and long-term objectives. We refined the criteria to focus on three core fundamentals: adequate bedroom accommodation (or genuine ability to create it), minimal works required for comfortable move-in, and clear potential to add value. With a large family, functionality could not be compromised, yet the numbers also needed to stack up. Each property was evaluated not just on how it would serve the family day-to-day, but on how it could be enhanced over time without overcapitalising. Location fundamentals, renovation scope, acquisition price and resale positioning were all carefully weighed. We came close to securing a couple of properties that initially appeared suitable; however, price expectations and future renovation economics ultimately did not justify proceeding. Discipline remained key. When this Mosman opportunity presented itself, it satisfied both the practical requirements of a large household and the strategic ambition to add value over time, setting it apart from the alternatives.
