The Brief
Our clients engaged DeCelisGreen following the passing of a family member, seeking guidance on how best to prepare the apartment for sale.
As with many deceased estates, the property was well maintained but dated, and the family wanted to make an informed decision before proceeding, whether to sell in its current condition or invest in a targeted renovation to maximise value.
Before any works were undertaken, we coordinated appraisals and strategy discussions with several leading local agents to establish both the apartment’s current market value and its projected value post-renovation.
The feedback was consistent and compelling: a considered renovation, focused primarily on a new kitchen and cosmetic upgrades, had the potential to add approximately $200,000 in value against an estimated investment of circa $100,000.
With clear upside and controlled risk, the decision became straightforward.
The Strategy

The scope of works included a brand new kitchen featuring premium Miele appliances, updated lighting throughout to modernise and enhance ambience, engineered timber flooring to living areas and hallway, new carpet to bedrooms, and full internal painting.
