The Brief

When our clients engaged DeCelisGreen, they had already been searching for over 12 months for their forever home in Mosman. What began as an exciting chapter had gradually become exhausting. After countless inspections and missed opportunities, their clarity had begun to blur. They were looking outside their preferred pocket, reconsidering compromises, and reviewing homes that no longer aligned with their original vision.

Their brief was always strong. They wanted a home with street appeal, seamless indoor–outdoor flow, a pool or capacity to create one, and sufficient separation to comfortably accommodate two teenage children. The floor plan was paramount, open plan kitchen and living integrated with outdoor entertaining, two distinct living areas, and four queen sized bedrooms. Cosmetic improvements were welcome, but the layout needed to be correct.

When a property emerged delivering the exact location and floor plan dynamic sought, we immediately recognised its potential. The property had not been widely promoted and access for inspection was not possible prior to purchase. As a result, the decision was grounded in disciplined analysis of floor plans, photography, information provided by the rental agent, site orientation, land dimensions, and relevant comparable sales data.

Rather than relying on emotion or presentation, assessment centred on fundamentals including proportions, layout flow, positioning, and long term suitability, ensuring the home aligned precisely with the clients’ brief. With confidence in these fundamentals, they were comfortable proceeding.

The Outcome

The property was secured without inspection, a decision grounded in trust, strategy, and alignment with the clients’ long held brief.

Upon finally walking through the front door, their response confirmed the suitability of the acquisition. Since settlement, cosmetic renovations have allowed the interiors to be refined and personalised while preserving the strong structural foundations that initially attracted them.

What had become a draining search concluded with clarity and conviction. Rather than compromising further or continuing to drift beyond their desired pocket, the clients secured a home aligned with their original vision.

Today, they live in a residence that reflects both their family and the confidence they placed in a considered process.
