The Brief
Our clients, a young family, came to DeCelisGreen with a clear picture of what they were looking for. A five bedroom home with a pool and double garage, with a strong preference for Mosman but a willingness to search as far as Cammeray if the right home presented itself. The brief prioritised a home that was finished and ready to move into, with a five year plan to upgrade when the time was right.
The search was focused, the parameters were defined, and the intention was straightforward. What followed was anything but.
The Strategy
An early offer on a property that met the brief was rejected, and with it came a moment of reset. Rather than pressing forward in the same direction, we encouraged our clients to consider a different approach, looking beyond properties that matched the brief on paper and towards those with genuine underlying potential that others might be overlooking.
It took some convincing. The idea of a home that required work sat at odds with what they had set out to find. But we felt strongly that broadening their view was worth the exercise, and eventually they agreed.
The first visit was with one partner, who walked through the property and immediately felt something shift. The home had its drawbacks, but it also had qualities that were difficult to quantify and impossible to ignore. Harbour Bridge and city views, generous proportions across multiple levels, and a sense of scale and possibility that a finished home rarely offers.
Getting the second partner through the door required a little more patience. But the moment they stepped inside, the potential was self-evident. What had begun as a search for a home to hold for five years became something else entirely.
With auction days away, we moved quickly. Through careful analysis of the vendor’s position and disciplined negotiation, we secured the property prior to auction at a price that reflected the opportunity rather than the competition.
The Outcome
Our clients purchased a home they had not gone looking for and could not imagine leaving. The five year plan quietly disappeared.
